Broadsands

Client background information Following a family bereavement Mr and Mrs Jenkins inherited an old house with a large garden in a great location in Paignton. The dilemma was whether to refurbish the house to live in it and sell the land or to build their own new home. They took the decision to sell the old house in order to fund a low-running-cost modern home to suit current and future needs. Project overview Planning was obtained to build a modern energy efficient timber framed home within the garden of the plot. Having no experience of major construction Mr Jenkins explains: ‘We decided that, as we lived three hours' drive away and had no knowledge of the building trade, a Project Manager would be essential. We reckoned this cost would be far outweighed by the potential costs of "errors of judgement" due to our lack of knowledge. We looked for someone with a proven track record of building homes and a knowledge of timber frame construction. We met with Sean Parker at the Swindon Self Build Centre and decided to engage his services.’ For this site, in the heart of Paignton it was necessary to obtain Party Wall agreements with both immediate neighbours. The warranty company required full geotechnical surveys to be completed and the groundwork team were quickly on site and clearing the overgrown plot followed by "muck removal", digging and construction of foundations – six months later they were in! Exmouth

Client background information Mr & Mrs Allen decided to demolish and rebuild on their site. They wanted a larger, more modern and energy efficient property to allow their family room to grow and chose timber frame as it was a quick route to a watertight house. They had no previous experience of self-build. Project overview Initially, the brief was to construct a timber frame property with: Rainwater recycling plant. Ground source heat pump. Underfloor heating. ‘Smart’ entertainment system. Mini sewerage treatment plant. Integrated hovering system. The house was watertight within four weeks despite having to dig down six feet across the site to achieve the necessary ridge height. During the demolition a survey revealed the possible presence of bats. The ideal solution was to revert to a traditional truss roof to accommodate the bats but this was not possible. It was necessary to work with the architect and environmental agencies to develop the compromise solution to build a garage with a truss roof which had to include bat boxes and heat mats! Specific Services provided: Liaison with architect, planning and environmental representatives and contractors. Development and management of project plan, financial model and build specification. Identification of appropriate subcontractors and management of tender process. Contract writing and administration. Site supervision. Material sourcing. Development of on-site technical solutions as necessary. Testimonial: ‘Sean’s advice and level headed approach was indispensable. Without him I would not have had the will to complete the project.’ Leah Allen – Owner.

Lambley Park

Client background information Lambley Park is set in the beautiful Devon countryside near Bude with panoramic views over the North Atlantic. The original Victorian gentleman’s residence that Mr & Mrs Middleton were renovating was completely destroyed by fire in 2004, so they set about planning the resurrection of the new building and employed Kingspan Potton Ltd to design the replacement dwelling. As Potton approved project managers we were delighted to be introduced to the Middleton’s to assist them with the build. Project overview The brief was to build a modern custom designed seven bedroom property, with many eco features embracing the latest technology. To be used as a luxurious 5 star bed & breakfast, boutique hotel and wedding reception venue the house was designed around the windows to maximise the stunning views. The high tech heating system incorporated an Air Source Heat Pump, Mechanical Ventilation and Heat Recovery System, underfloor heating system and two “Ecocent” hot water systems. The roof is of a contemporary design with ceramic slate-lookalike tiles integrating solar PV panels within the same roofline. The floors on the ground and first floors have marble tiles throughout the living spaces, bedrooms and en-suites with underfloor heating. The house has a full central vacuum system with plug in points on all floors. Specific Services provided: Liaison with architect, planning and environmental representatives and contractors.
